About Hemet
Hemet, CA — Where Two Distinct Markets Meet in One Valley
Hemet sits in the San Jacinto Valley of western Riverside County, eighty miles southeast of downtown Los Angeles, ringed by the Santa Rosa Hills and the San Jacinto Mountains. With a population of approximately 92,000 and a footprint of roughly 29 square miles, Hemet is the largest city in the valley — and one of the most distinctive real estate markets in all of Southern California. The city is home to the Ramona Pageant (California’s official outdoor play, performed since 1923), the 320-bed Hemet Valley Medical Center, Diamond Valley Lake, and a Tree City USA designation that has been renewed for two decades.
The Hemet real estate market is one of the most polarized in the Inland Empire — and that polarization is exactly the opportunity. The citywide median home price sits at $437,000, with homes typically taking 53 days to sell at $256 per square foot. But that single citywide number hides two very different stories. East Hemet, the city’s strongest family market, runs at a $478,000 median and has appreciated more than 9 percent year-over-year. McSweeny Farms, a 1,600-home master-planned community on the southeast side, continues to attract young families and active builders like Richmond American and KB Home. At the same time, Hemet is home to four of California’s most established 55+ active adult communities — Four Seasons, Solera Diamond Valley, Seven Hills, and Panorama Village — collectively offering thousands of homes at price points that simply do not exist in coastal California.
The DeBonis Real Estate Team has worked Hemet’s full market for over two decades — both sides of the city, both sides of the buyer pool. We know the difference between a McSweeny Farms move-up home and an East Hemet resale, between a Four Seasons floor plan and a Seven Hills pre-owned — and we use that knowledge to make sure our clients land on the right side of every transaction.
Hemet Family Communities
Established Neighborhoods for Families and Move-Up Buyers
Hemet’s family-side market is concentrated in distinct pockets — east Hemet leads on appreciation, McSweeny Farms leads on new construction, with Green Acres and west Hemet rounding out the inventory.
East Hemet
Hemet’s strongest family market — established neighborhoods with mountain views, larger lots, and the area’s top-rated schools, including Tahquitz High and Western Center Academy. Median sale prices in East Hemet run roughly $478,000 with year-over-year appreciation above 9 percent — meaningfully outperforming the citywide market. Hot homes go pending in around 35 days, making this the most competitive pocket in the city.
McSweeny Farms
A 600-acre master-planned community on Hemet’s southeast side, just off Highway 79 near Diamond Valley Lake. McSweeny Farms is built out to roughly 1,600 single-family homes with new neighborhoods still being added by Richmond American Homes and KB Home. The 18,000-square-foot Farmhouse community center anchors the lifestyle, with a resort-style pool, fitness center, outdoor amphitheater, and miles of walking trails. A natural fit for move-up families wanting newer construction and a true master-planned environment.
Green Acres
An established west-side family area immediately bordering Hemet — and one of the highest-value pockets in the broader market. Green Acres offers larger lots, custom and semi-custom builds, and a settled neighborhood feel that buyers can’t replicate in newer construction. Ideal for families who want established Hemet character and the option to update interiors over time.
West Hemet
Family inventory along the Stetson Avenue corridor and toward Diamond Valley Lake, with newer subdivisions appealing to move-up buyers. West Hemet attracts families who want updated construction, modern floor plans, and proximity to Diamond Valley Lake recreation, the Western Science Center, and the Florida Avenue commercial corridor.
Active Adult Living in Hemet
Four Established 55+ Communities — All in Hemet
Hemet’s 55+ market is unmatched in scale and depth across the Inland Empire — four resort-style active adult communities, thousands of homes, and price points that draw buyers from every corner of California.
Four Seasons at Hemet
A K. Hovnanian gated 55+ community of 1,106 single-family homes, built between 2003 and 2011. Floor plans range from roughly 1,440 to 2,800 square feet across twelve original designs, with views of the San Jacinto Mountains and the on-site Hemet Golf Club. The 18,500-square-foot Lodge anchors the amenities — fitness center, ballroom, theater, full-service restaurant, plus tennis, pickleball, pool, and a full-time activities director. The most amenity-rich 55+ option in the city.
Solera Diamond Valley
A 573-home Del Webb gated 55+ community that opened in 2007, with eighteen ranch-style floor plans from 1,240 to roughly 2,370 square feet. The 23,000-square-foot Mountain View Lodge is the social and fitness hub — indoor lap pool, indoor walking track, aerobics studio, ballroom, two outdoor pools, tennis, bocce, and a fishing lake. A more intimate scale than Four Seasons, with the Del Webb amenity package and pricing that consistently runs above the citywide median.
Seven Hills
The largest 55+ community in Hemet — approximately 1,100 single-family and attached homes built between 1970 and 2006. Seven Hills is anchored by its Members Club, an 18-hole golf course, fitness center, billiards, and a social calendar that has run for decades. Resale prices remain among the most affordable resort-style 55+ entry points in Southern California, making this a perennial favorite for buyers prioritizing value and amenity over newer construction.
Panorama Village
The smallest and oldest of Hemet’s 55+ communities — 501 single-family homes built between 1962 and 1968, with a 9-hole executive golf course, swimming pool, spa, shuffleboard, walking and biking trails, and dedicated RV parking. Panorama Village sits at the most affordable price point of any 55+ community in the city, making it a strong entry option for active adults who prioritize lifestyle and a real social calendar over square footage and high-end finishes.
Why Hemet
Why Buyers and Sellers Choose Hemet
Hemet offers something almost no other Southern California city does — genuine variety. Families can pick between an east-side market that is appreciating faster than the citywide average, a 1,600-home master-planned community on the southeast side, an established west-side market with custom homes, and entry-level inventory with newer construction. Active adults can choose between four major resort-style 55+ communities at meaningfully different price points. The infrastructure to support all of it is here: the 320-bed Hemet Valley Medical Center, the Mt. San Jacinto College Hemet campus, Hemet-Ryan Airport for general aviation, Diamond Valley Lake for recreation, and a Tree City USA designation that reflects two decades of urban forestry investment.
For sellers, the depth of Hemet’s buyer pool is the story. Active adult buyers come in from across California — many from coastal markets where home equity converts to a lifestyle upgrade in Hemet — and family buyers come in from across the Inland Empire looking for east-side homes that are still appreciating. For buyers, Hemet still offers some of the most genuine value left in Southern California real estate.
Whether you are a young family settling into McSweeny Farms, a move-up buyer eyeing East Hemet, or downsizing into Solera or Seven Hills — the DeBonis Real Estate Team will give you a clear plan based on real local sales — not an algorithm and a sales pitch.
