About Hemet
Hemet, CA — California’s 55+ Capital, and Far More Than That
Hemet sits in the San Jacinto Valley of western Riverside County, eighty miles southeast of downtown Los Angeles, ringed by the Santa Rosa Hills and the San Jacinto Mountains. With a population approaching 95,000 and twenty-nine square miles of land, Hemet is the largest city in the valley — and one of the most distinctive real estate markets in all of Southern California. Founded in 1887, incorporated in 1910, Hemet was already one of the three largest cities in Riverside County by 1950. Today it remains home to the Ramona Pageant (California’s official outdoor play, performed since 1923), the 320-bed Hemet Valley Medical Center, Diamond Valley Lake, and a Tree City USA designation now in its third decade.
The Hemet real estate market is one of the most polarized in the Inland Empire — and that polarization is exactly the opportunity. The citywide median home price sits at $437,000, with homes typically taking 53 days to sell. But that single number hides two very different stories. East Hemet, the city’s strongest family market, runs at a $478,000 median and has appreciated more than 9 percent year-over-year, with hot homes going pending in roughly 35 days. Meanwhile, Hemet is home to four of California’s most established 55+ active adult communities — Four Seasons, Solera Diamond Valley, Seven Hills, and Panorama Village — collectively offering thousands of homes at price points that simply do not exist in coastal California.
The DeBonis Real Estate Team has worked Hemet’s full market for over two decades — both sides of the city, both sides of the buyer pool. We know the difference between a Four Seasons floor plan and a Seven Hills resale, between a Green Acres custom and an East Hemet move-up — and we use that knowledge to make sure our clients land on the right side of every transaction.
Active Adult Living in Hemet
Four of California’s Most Established 55+ Communities — All in Hemet
Hemet’s 55+ market is unmatched in scale and depth. Four resort-style active adult communities, thousands of homes, and price points that draw buyers from every corner of California.
Four Seasons at Hemet
A K. Hovnanian gated 55+ resort community of 1,106 single-family homes, built between 2003 and 2011 with stunning views of the San Jacinto Mountains and the adjacent Hemet Golf Club. Floor plans range from 1,444 to 2,800 square feet across twelve original designs. Twenty-four-hour gated security, a junior Olympic pool, tennis and pickleball courts, and a full-time activities director — Four Seasons is the most amenity-rich 55+ option in the city.
Solera Diamond Valley
The newest 55+ community in Hemet — a Del Webb development with construction completed in 2017 and the modern, upscale finishes that reputation implies. Solera Diamond Valley sits on gently rolling hills with mountain views, and its newer-build product attracts buyers who want updated everything without the higher price point of comparable Del Webb communities further west. Average home values run materially above the Hemet citywide median.
Seven Hills
The largest 55+ community in Hemet — over 1,100 single-family and attached homes built between 1970 and 2006. Seven Hills is anchored by its Members Club, an 18-hole golf course, fitness center, billiards, indoor shuffleboard, and a calendar of social activities that has run for decades. Resale prices average around $377,000, making Seven Hills one of the most affordable resort-style 55+ entry points anywhere in Southern California.
Panorama Village
A more intimate 55+ community with a 9-hole executive golf course, swimming pool, spa, shuffleboard courts, walking and biking trails, and dedicated RV parking. Panorama Village sits at a lower price point than the larger resort communities, making it a strong entry option for active adults who prioritize lifestyle and a real social calendar over square footage and high-end finishes.
Hemet Family Communities
Where Hemet Families Are Putting Down Roots
Hemet’s family-side market is concentrated in three distinct pockets — east Hemet leads on appreciation and demand, with established Green Acres and west Hemet rounding out the inventory.
East Hemet
Hemet’s strongest family market — established neighborhoods with mountain views, larger lots, and the area’s top-rated schools, including Western Center Academy, Hemet High, and Tahquitz High. Median sale prices in East Hemet run roughly $478,000 with year-over-year appreciation above 9 percent — meaningfully outperforming the citywide market. The area is very competitive: hot homes go pending in around 35 days.
Green Acres
An established west-side family neighborhood and one of Hemet’s highest-value pockets, with single-family homes commanding a median around $551,000. Green Acres offers larger lots, custom and semi-custom builds, and a more settled neighborhood feel — ideal for buyers who want established Hemet character without giving up newer-construction interior finishes through remodels and updates.
West Hemet
Newer family inventory along the Stetson Avenue corridor and toward Diamond Valley Lake, including Mountain Cove and other contemporary subdivisions. West Hemet attracts move-up families who want updated construction, modern floor plans, and proximity to Diamond Valley Lake’s recreation, the Western Science Center, and the new commercial corridor along Florida Avenue.
Why Hemet
Why Buyers and Sellers Choose Hemet
Hemet offers something almost no other Southern California city does — genuine variety. Active adults can choose between four major resort-style 55+ communities. Families can pick between an east-side market that is appreciating faster than the citywide average, an established west-side market with custom homes, and entry-level inventory with newer construction. The infrastructure to support all of it is here: a 320-bed hospital, a community college campus through Mt. San Jacinto College, the Hemet-Ryan Airport for general aviation, Diamond Valley Lake for recreation, and a Tree City USA designation that reflects two decades of urban forestry investment.
For sellers, the depth of Hemet’s buyer pool is the story. Active adult buyers come in from across California — many from coastal markets where home equity converts to a lifestyle upgrade in Hemet — and family buyers come in from across the Inland Empire looking for east-side homes that are still appreciating. For buyers, Hemet still offers some of the most genuine value left in Southern California real estate.
