Closing Day — You Made It. Here Is What Happens Next.
Closing day is the moment everything you have worked toward becomes real. The paperwork gets signed, the funds are transferred, the deed is recorded, and the keys are yours. After weeks of searching, negotiating, and navigating the escrow process, this is the day you officially become a homeowner. Here is exactly what to expect — and what happens after you walk out with those keys.

The Final Walk-Through
The day before or the morning of closing, you will conduct a final walk-through of the property. This is not a new inspection — it is a verification. You are confirming that the home is in the same condition as when you made your offer, that any agreed-upon repairs have been completed, and that no fixtures or appliances included in the sale have been removed. If something is not right, we address it before you sit down at the closing table — not after. We coordinate this walk-through and are with you every step of the way.
What to Bring to Closing
At closing you will sign the loan documents, the deed, and all remaining transaction paperwork. You will need a valid government-issued photo ID. You will also need to bring any remaining funds required to close — your down payment and closing costs minus any deposits already held in escrow. These funds must typically be wired in advance or brought as a certified cashier’s check — personal checks are not accepted at closing. Your escrow officer will confirm the exact amount and method well in advance. We make sure you know exactly what to bring and exactly when to bring it.
The Settlement Statement
Before closing, your escrow officer will provide a closing disclosure — a document that itemizes every financial transaction in the purchase. This includes the purchase price, your loan amount, all closing costs, prorated property taxes, HOA fees, and your exact cash-to-close figure. Review this document carefully and ask questions about anything you do not understand. We review it with you in advance so there are no surprises at the table and you walk in knowing exactly where every dollar is going.
The Deed Gets Recorded — You Are a Homeowner
Once all documents are signed and funds are confirmed, the escrow officer submits the deed to the county recorder. When the deed records — typically the same day or the following business day — the home is officially yours. The keys are handed over, and you are a homeowner. Set Up Utilities and Services
Before moving in, arrange to transfer utilities into your name — electricity, gas, water, trash, and internet. If your new community has an HOA, contact them to set up your account as the new owner. In communities with gate access, amenity cards, or community apps, get those set up early so everything is ready when you move in. We provide you with a post-closing checklist so nothing falls through the cracks in the excitement of moving day.
