Which Cities Saw Prices Move the Most Since Last September?
Compared with September 2025, the median sold price rose about 6% in Riverside and about 5% in Yucaipa, was roughly flat in Beaumont, Hemet and Moreno Valley, and slipped about 2% in Redlands and about 4% in Calimesa. Banning’s median fell about 15%, from around $468K to $398K, but September 2025 was one of the highest months of the past year in Banning (only December 2025 was higher), so that comparison starts from a high point. Banning homes also sold for about 89% of the median list price, the lowest ratio of the nine cities. Calimesa had only 7 closed sales, so its numbers can swing a lot from one month to the next.
How Much Inventory Is on the Market?
Months of supply shows how long the current homes for sale would last at the month’s pace of sales. Redlands and Moreno Valley sit near 3.4 months, Riverside near 4, and Calimesa near 5. Hemet, San Jacinto and Yucaipa are between about 6 and 6.5, and Beaumont (8.5) and Banning (9.0) have the most homes available relative to how many are selling.
How Did Redlands Do in September 2026?
Redlands recorded 61 closed sales, up about 13% from 54 in September 2025, at a median of about $645K and a median of 31 days to sell. Sales jumped from 39 in August, and the median price per square foot was about $416, up from about $364 in both August and a year ago. Frequently Asked Questions
Where do these numbers come from?
CRMLS, the multiple listing service for our region, using its residential category (single-family homes and condos/townhomes together). Figures were pulled on October 1, 2026 for September 2026.
What is the difference between median and average?
The median is the middle value, so a few very expensive or very cheap sales do not skew it.
Why do small cities move so much?
With few sales in a month, one or two homes can change the median. Calimesa had 7 closed sales in September.
Is this a prediction?
No. It reports what already closed. Months of supply is a simple ratio, not a forecast.
