Sun Lakes Country Club is Banning’s flagship 55+ community — and by most measures, the most established 55+ golf community in the entire Inland Empire. Built between 1987 and 2003 by the Presley Company and finished by Pulte Homes, it spans just over 1,000 rolling acres in Banning at an elevation of approximately 2,350 feet. That elevation keeps summer temperatures a meaningful 15 degrees cooler than the desert valleys to the east, giving Sun Lakes a livability edge that buyers from Los Angeles, Orange County, and San Diego consistently notice from the moment they drive through the gate.
With just over 3,300 homes across 50 floor plans, two private 18-hole golf courses, three clubhouses, multiple pools, and a full-time activities director overseeing more than 70 clubs and interest groups, Sun Lakes delivers resort-style living at a price point that still makes sense for buyers coming out of higher-cost California markets.

HOA, sub-associations and assessments
A typical single-family home in Sun Lakes runs about $410 per month in HOA dues. The master association covers common area maintenance, 24-hour guard-gated security, cable TV, full amenity access, and golf on both private 18-hole courses with no green fees for residents.
There is no Mello-Roos here. That is the figure most buyers underweight when comparing Sun Lakes against the master-planned communities in Beaumont. A community with lower monthly dues but a Community Facilities District assessment on the tax bill can cost more per month, not less. Compare the total carrying cost, not the HOA line.
You will see Sun Lakes dues published elsewhere as a wide range, often $245 to $500 a month. Two separate things create it. The first is time — dues adjust annually, and a published range collects years of listings, which is why the low end reads well below what anyone pays today. The second is home type: owners in the Lakeside, Lakeside II and Fairway Villas condominium associations pay a second monthly fee on top of the master dues, covering exterior maintenance, building insurance, and a private pool. A detached home carries one fee. A condominium carries two.
A one-time Reserves Replenishment Assessment (recorded June 2024) applies at close of escrow — your escrow officer will provide the current amount via FirstService Residential. That assessment is the single most common surprise in a Sun Lakes transaction, and it is entirely avoidable if you know to ask.
